The reservation is binding from the moment of booking, regardless of whether the reservation was made by phone or in writing. The booker must be of legal age and, when asked, prove their identity. 30% of the accommodation reservation can be charged 14 days after the reservation is made and the remaining 30 days before the reservation starts. If the reservation is made less than 30 days before the start of the reservation, the invoice is due 14 days before the start of the accommodation. If there are less than 14 days to the start of the reservation, the entire invoice is due to be paid immediately.
2. DEPARTURE AND CLEANING
The cabin is available after 17:00 on the day of arrival and must be handed over by 12:00 on the day of departure. Late check-out or early arrival must be asked separately
The cabin has blankets and pillows, but no bed linen (sheets and towels). You can order bed linen when booking accommodation, in which case they will be delivered ready to the cabin, €20/set.
Toilet and kitchen paper as well as dish and general detergents, hand and kitchen towels have been delivered to the cottage for each reservation so that you can get to the start of your vacation smoothly. If you need more of these during your vacation, you must purchase the supplies yourself. The cabin’s more detailed level of equipment can be seen in the cabin’s description.
Even if the initial cleaning has been ordered, we require the object to be in the condition of normal living, i.e. furniture and other equipment in place and intact, dishes in the dishwasher, garbage in the garbage, and the biggest stains and traces of dirt removed. The yard area of the cottage must also be clean.
3. NUMBER OF PERSONS
The cottage has 12 beds + 4 on the sofa bed. Extra spare beds 4x on request.

4. COMPENSATION OF DAMAGES
The booker is responsible for the accommodation and its furniture during the rental period. The booker is responsible for the damages that they or their guests intentionally or negligently have caused to the cabin’s chattels, structures or property belonging to the lessor. The customer is obliged to immediately notify the owner of the property or its movable property of the damages they have caused and to compensate them to the owner of the cottage. If furniture or structures of the property have been intentionally or accidentally damaged during the booking period, we will charge the customer a vandalism surcharge of 500€ in addition to the repair invoices for the property. The booker is responsible for the indirect damage caused by preventing the rental of the object or reduced utility after the end of the booker’s reservation due to the damage caused to the object by the booker. The damage claim can be assigned in its entirety to the booker, whose obligation is to ensure that those present at the destination have the consent of the booker to be at the destination.
The customer must immediately notify the owner of any deficiencies or defects in the service or the cabin. In this case, if possible, they can be repaired or refunded already during the stay. Comments and urgent service requests must be made by phone +358 50 366 5224, which will be answered regardless of the time of day and day. If the customer has not been in contact with the owner about the problems during his visit, he loses the right to possible refunds.
6. SMOKING AND PETS
Smoking is prohibited inside the accommodation facility. A 250€ ventilation fee is charged for smoking. The owner must always be notified in advance of bringing a pet to the accommodation. An additional fee of 50€/pet/day is charged for pets brought without permission. Villa Viita is not responsible for allergies etc. caused to the customer by unauthorized smoking or animal dust.
Cancellation must always be notified to the owner in writing. Failure to pay the invoice is not a cancellation! In case of unexpected illness or accident, we recommend taking out insurance. Changes in the weather, – or services provided by a third party, etc. reasons do not change the cancellation conditions.
8. VILLA VIITA’S RIGHT TO CANCEL OR POSTPONE THE RESERVATION
In case of force majeure or if the customer has not followed the booking conditions, Villa Viida has the right to cancel the booking.
